TEMPLESTOWE.
$350,000-plus.
12 Nambour Road, Templestowe. Brick, 11 rooms. Land: 0.4 hectare approx. Auction: 11am, Saturday 30 March by Philip Webb (9842 1477).
``A stylish colonial-style home with character and charm." - Peter Kaikos, Philip Webb.
Best features: rolling lawns and views over a tree-lined valley.
THERE were not many houses on the hills of Templestowe when the clinker brick colonial-style house was built at 12 Nambour Road on the western slope of the hill over Ruffey Creek.
The first part of the house was built in brick veneer in 1963 with the second two-storey part - with solid brick downstairs - being added after 20 years.
The new part upstairs contains two bedrooms, a walk-in wardrobe and en suite bathroom. Both the bedrooms have sliding doors to a west-facing terrace overlooking the lawns and Ruffey Creek.
Downstairs, a slate-floored rumpus room with en suite bathroom offers the convenience of a self-contained flat. There is a door outside to the rear of the house from this area. There is another door inside to one of the two double garages.
Although the number of houses in the area has jumped, the area around Nambour Road maintains a country air through the size of the blocks.
The block at 12 Nambour Road is about 0.4 hectares and allows plenty space for the landscaped gardens. These are relatively easy-to-care for gardens with curving beds of mostly perennials and native trees around them. There are also some roses and rhododendrons.
The lower boundary is a white rail fence, which would not look out of place in a horse stud.
There is also a stable, feed bins and water trough.
The house has three bathrooms, the family bathroom being in the original part of the house with three bedrooms and a study. The lavatory is separate and so is the laundry.
The kitchen, with reverse-cycle airconditioning and heating, has brown-green small tiles on the benches and the cupboards have vertical timber trim.
The main living room, with a small terrace outside its bay window, has an open fireplace and a formal eating area near the kitchen. The kitchen has its own area for family meals.
The rolling lawns below the house, behind it and on the nature strip combine grasses for summer, autumn and winter.
Windows are shuttered and there are blinds for the north- west facing windows overlooking the view.
